These terms govern your use of thokbajaake.com, our reports, alerts and APIs (the “Service”). By using the Service you agree to them.

1. What we provide

Thok Bajaake compiles public records (RERA filings, insolvency announcements and other sources listed on our methodology page) and applies a published, rule-based method to produce a verdict (Pakka, Dhyaan Do or Ruko) and a Thok Score. Every fact links to its source and carries an as-of date.

2. Information, not advice

Verdicts, scores, forecasts and reports are information, not legal, financial or investment advice, and not a recommendation to buy or avoid any property. Forecasts are estimates. Public records can be incomplete, delayed or wrong. Verify important facts with the source authority and consult a qualified advocate before making a decision or filing a complaint.

3. How to read our findings

A finding states what a record shows; it does not allege intent or wrongdoing by anyone. Complaints and cases are counted as filed, not upheld. A “Not checked yet” pillar means we have not yet looked at that source; it says nothing for or against the project.

4. Zero builder money and right of reply

We accept no payment, advertising, sponsorship or listing fee from any builder or promoter, and no one can pay to change a score. Builders and buyers may request a correction with evidence through our correction form. We review requests within 7 days. A builder's response is shown alongside the record, never in place of it, and corrections are logged.

5. Paid reports and credits

Prices are shown inclusive of GST. Credits do not expire. If a paid report cannot be delivered for a project, the credit is returned. Refund requests for unused credits can be made within 30 days of purchase by writing to us.

6. Acceptable use

You may use the Service for your own decisions and share individual verdict cards and links. You may not scrape, bulk-download or resell our data, bypass rate limits, or use the Service to harass any person. Commercial and bulk use requires a B2B agreement.

7. Your data

See our privacy notice. We store data in India and use your contact details only for the purpose you gave them.

8. Liability

The Service is provided “as is”. To the extent permitted by law, our total liability for any claim relating to the Service is limited to the amount you paid us in the 12 months before the claim.
